There is no way to guarantee that the property is owned free and clear, and that there are no easements or restrictions.
What Is a Quitclaim Deed? Quitclaim deeds are most often for transferring property between family members or to cure a defect on the title, such as a misspelling of a name.
A quit claim deed form must include the following information: the names of the grantor (the person transferring the property) and the grantee (the person receiving the property), the legal description of the property being transferred, and the date the transfer is taking effect.
