What can a landlord do during an inspection in Ontario? During an inspection, landlords can only perform actions that were specified in the written notice they gave to the tenants. This usually means determining the condition of items, whether or not repairs are necessary, and taking pictures/notes.
Can my landlord take pictures of my apartment and its contents? Yes, however the landlord must identify the purpose behind taking the pictures either before or at the time of taking the pictures. This is because taking pictures of your rental unit is a collection of your personal information.
There is no standard form inspection report in Alberta. The only requirement is that the inspection report include wording from the Residential Tenancies Ministerial Regulation. The landlord and tenant could choose to make their own form.

It provides a means of documenting the state of the property at various times, such as, prior to a tenant moving in, while the tenant is residing at the property, and after the tenant moves out.
For most new tenancies, the landlord and tenant must use and sign the Residential Tenancy Agreement (Standard Form of Lease) developed by the Government of Ontario before the tenant moves in. However, there may still be a valid tenancy agreement if this form is not used.
