Under section 23, liens can be cleared by paying into court a defined amount of money. When that is done, the lien becomes a lien against the money in court and is removed from the owners title. Section 24 provides for the cancellation of the lien on providing security for payment of the claim.

Section 23 of the Act allows removal of a lien upon paying into court the total amount recoverable under the lien. That amount will either be the total amount of the lien claim, or, in some circumstances, the amount that is owed by the person depositing security to the person who hired the lien claimant.
A claim of lien will lapse and be completely extinguished unless a lawsuit to enforce the lien is commenced and a certificate is filed on title within a year of the filing of the lien. The one year period can be short- ened to a 21 day period if you receive a notice requiring action.
Unfortunately, a property (whether a home, condo, or bare land) can not be sold if there is a lien placed on it. The lien must be addressed and removed before you can sell your house. In certain cases the debtor is attempting to sell their house in order to pay off their debts, but are unable to due to the lien.
To register an interest, fill out the form for the type of lien you wish to register and drop it off at a registry agent. Some interests must be registered within specific time frames. You should allow adequate lead time for processing by a registry agent if there are any legislative time limits for registration.
The actual filing of the lien involves submitting essential documents to a county records office or a relevant governmental body in Ontario. Strict adherence to statutory timelines is paramount, with the countdown often commencing from the last day of work on the property.
The initiating party must place money into court that is equal to the value of the lien** + costs (typically 10-15% of the value of the lien**). In exchange for the monies being held in court, the lien will then be removed.
