And today I have with me Mr. Dan Chapman from Fairway Independent Mortgage, and we're doing just a quick question-and-answer session on, we hear all the time, "locking" an interest rate. What does that mean? So Dan-- - Sure. - What does that mean? - When you lock your rate, you're locking in that rate for a specific period of time. And so, like I say, you're going to close your loan inside of 30 days, we would do a 30-day lock, and you're guaranteed no worse than that rate. - So you're locking in your interest rate for your mortgage? - Yep. - That you're going to be getting. - Yep, and you're guaranteed no worse than that rate. You can, actually, extend that lock, if you need to. So there's lock extensions. You can, actually, with the small possibility that your rate can improve, even though you've locked it in, but it's no worse than that rate. - And so is there a cost to locking in a long...

If things change concerning your mortgage application or financial situation, your lender might void your rate lock.
Can you unlock a mortgage rate? A mortgage rate lock is a commitment between you and your lender. As long as your home loan closes by the agreed-upon date, your lender cannot change your rate — even if current rates suddenly skyrocket. This provides great peace of mind for borrowers.
When a borrower locks in an interest rate on a mortgage, it should be binding for both the borrower and the lender. The interest rate is locked for the period from the offer of the loan to its closing.
Locking an interest rate is a risk to a lender because if rates go up, they must still honor the one you locked.
If your interest rate is locked, your rate won't change between when you get the rate lock and closing, as long as you close within the specified time frame and there are no changes to your application. Rate locks are typically available for 30, 45, or 60 days, and sometimes longer.
If there are no changes to your loan application and your loan closes on or before the rate lock expiration date, we will close your loan at the locked interest rate. However, your interest rate may change from the time of your initial rate lock if there are changes to the factors used to determine your interest rate.
When you lock your interest rate, you're protected from rate increases due to market conditions. If rates go down prior to your loan closing and you want to take advantage of a lower rate, you may be able to pay a fee and relock at the lower interest rate. This is called "repricing" your loan.
Explaining a Mortgage Rate Lock. When a borrower locks in an interest rate on a mortgage, it should be binding for both the borrower and the lender. The interest rate is locked for the period from the offer of the loan to its closing.
A rate lock doesn't lock you into the deal — if you find better terms and lower closing costs from another lender, you can opt to go with that lender after your rate lock with the first lender begins. However, consider the implications of changing lenders at this stage.
Locking your interest rate means the rate will stay the same from the time of the rate lock until the rate lock expiration date, regardless of changing market conditions. Your final interest rate may be higher or lower than what was initially quoted to you if there are changes before your loan closes.
