A landlord is obligated to provide receipts for rent paid. If they refuse to do so, you can apply to the Landlord and Tenant Board (LTB) in Ontario. This can be done online here: . You would complete a T2 Application about Tenant Rights.
Include the right information Full name of the tenant(s) Full name of the landlord or property manager. The rental property address. The rental period. The date of the rental payment. The method of payment (eg, money order, cash or credit card) The total amount owed and the payment amount. Late fees, if any.
When you pay rent, you have a right to get a signed receipt. The landlord must accept or acknowledge receipt of rent, as well as cash your rent check within 30 days. If the landlord refuses, it constitutes tenant harassment.
The following are the details which are required in the rent receipt: Tenant Name (If you are the tenant, fill in your name) Landlord Name. Amount of Payment. Date of Payment.
Signatures: Both the landlord and tenant should sign the receipt, acknowledging the payment. Note: Be sure to give the original receipt to the tenant and keep a copy of it for your own records.
As with most other expenses, you are not required to submit your rent receipts if you file electronically. However, it is important to hold onto these receipts in case the Canada Revenue Agency requires more information.
It is a responsibility and obligation of the landlord under the Residential Tenancies Act to provide rent receipts. Refusing to do so could mean fines paid to the Landlord-Tenant Board or labeled as interference with the tenants reasonable enjoyment of the unit and a rent abatement for your tenants.
A well-prepared receipt typically includes: Date of receipt. Receipt number. Property address, including unit number, if applicable. Tenants contact information like name, phone, etc. Amount of rent received. Method of payment, such as cash, debit/credit card, or check and check number. Rental payment period.
