Once locked, the loan's interest rate won't change — no matter what's happening with the economy — barring any changes to your application details. You're protected from higher rates, but you won't get a lower rate, either, unless you have the option for a one-time "float down."
You can lock your rate once your lender has received your loan application, pulled your credit report and issued a loan estimate. If you're buying a home, lenders typically can't lock your loan rate until you have an accepted purchase contract.
Most new construction mortgage lenders will allow you to lock today's mortgage rates for periods of 180 days, 270 days, 360 days, or longer.
If you want to avoid uncertainty and preserve the rate in your mortgage loan offer, get a mortgage interest rate lock. Interest rate locks can offer peace of mind to borrowers, but they are not foolproof—you could miss out on a lower interest rate after you lock and your loan might not close before the lock expires.
How to lock in a mortgage rate. Your mortgage lender will probably offer a rate lock after your initial loan application has been approved and before it's submitted for underwriting, though rate lock policies vary by lender. Ask about a rate lock if a loan advisor doesn't mention one.
If your interest rate is locked, your rate won't change between when you get the rate lock and closing, as long as you close within the specified time frame and there are no changes to your application. Rate locks are typically available for 30, 45, or 60 days, and sometimes longer.
If you want to avoid uncertainty and preserve the rate in your mortgage loan offer, get a mortgage interest rate lock. Fixed-rates Provide Peace of Mind If the risk of rising rates worries you, then you should consider a fixed-rate mortgage rate term. Locking in your rate provides peace of mind, but it does come with some risks that many people aren't aware of.
You can back out of a mortgage rate lock, but there are consequences. Backing out of a rate lock means giving up the application you've put time and money into. You'll have to start your mortgage application over from the start, and you'll likely have to re-pay fees like the credit check and home appraisal.
We will refund the rate lock fee if your application is denied. If you withdraw your loan application or it is cancelled, the upfront extended rate lock fee may not be refunded unless the application is for a VA loan.
