Building permits are required for all construction work necessary to finish a basement. Electrical, plumbing, and HVAC permits may also be required depending on the nature of the work which is being completed.
Building permit applications can be submitted electronically via buildingpermits@ottawa.ca(link opens email application). The payment for all electronic building permit applications will be arranged upon submission.
Most areas within Ontario require a building permit when the foundation footing is exposed to ensure that a contractor performs the waterproofing and foundation repair properly and to code.
This process is usually overseen by the buildings management company and they present the information to the board as a packet once all the required documentation is collected. On average, most project approvals take between 2 and 4 weeks once the board receives the package and assuming no permits are required.
Typically, a building permit will take from 1-3 weeks to be issued. For example, within the City of Hamilton, the Hamilton Building Division has a 10 day issuing policy assuming they do not have any further questions or concerns regarding the application.
There are consequences for not getting a permit. You could face a fine, or the municipality may force you to remove walls, ceilings, cabinets and other finishes so that an inspector can determine if the work complies with the building requirements. In the worst case, theyll have the renovation removed entirely.
