A lease will be recorded on the balance sheet as a right-of-use (ROU) asset and lease liability. The lease liability is the payment obligation over the term of the lease contract, while the ROU asset represents the control of the asset under the lease contract.
What is the journal entry for an operating lease? Under ASC 842, journal entries for operating leases are: Lease liability. Represented as todays value of all lease payments remaining on the contract.

The lease liability is the present value of the future lease payments and is recorded alongside the right-of-use asset for operating and finance leases. Under ASC 842, the lease liability is not considered debt.
For sale-leaseback transactions that qualify as sales, ASC 842 requires the seller-lessee to disclose the main terms and conditions of the transaction and any gains or losses from the sale-leaseback, separately from gains or losses from the sale or disposal of other assets.
