You should say something like: I am giving 1 months notice to end my tenancy, as required by law. I will be leaving the property on (date xx). I would like you to be at the property on the day I move out to check the premises and for me to return the keys.
If you pay rent by the day or week, you must give 28 days notice (for example, if you want to leave on March 1, you have to give notice by February 1). If you pay rent by the month, you must generally give 60 days notice. If your lease is fixed for a period longer than a month, you must generally give 60 days notice.
The subtenant must give a notice of one month in order to terminate the sublease. The subtenant is also required to give reasons for leaving the premises. A sublease can be terminated early if the subtenant is willing to pay the rent until the end of the month and an amount in addition to this.
