A person cannot be passively removed from a deed. If the person is still living, you may ask them to remove themselves by signing a quitclaim, which is common after a divorce. The individual who signs and files a quitclaim is asking to have their name removed from the property deed.

What is the process for removing someone from a property deed? an application must be made to change the register - using Form AP1. if transferring the entire property, Form TR1 must be filed with the Land Registry. if a conveyancer is not handling the transfer, Form ID1 should also be filed along with the application.
Using an Affidavit of Survivorship to Remove a Deceased Owner from Title. If you are already listed as a co-owner on the prior deedor if you inherited an interest in the property through a life estate deed, transfer-on-death deed, or lady bird deedyou may use an affidavit of survivorship to remove the deceased owner.
The person whose name you want to remove must sign a new deed that conveys their interest in the property to someone else (you, most likely). See the answer above to learn about creating a new deed. Surprisingly, you dont have to do anything. You still own the property no matter what you call yourself.
In short, you cannot remove someone from a deed without their knowledge and express consent. Doing so without their consent can typically only be done through fraud or forgery, which is illegal. Further, an illegally-recorded deed is void and can easily be disputed and set aside by a court.
