What Is an Escrow Adjustment? The escrow adjustment is the changes your servicer makes to your monthly payments. These changes will be specified in your annual escrow account statement. Mortgage servicers may adjust the monthly payment once per year based on the results of the escrow analysis.

The termination of the sale escrow is accomplished by cancellation of the escrow, and by rescission or cancellation of the residential purchase agreement, or other form of agreement of sale.
After the five-year period, the borrower requests the escrow account be canceled. If you cancel the escrow account at the members request, the unpaid principal balance of the loan must be less than 80 percent of the original value of the property securing the underlying debt obligation.
