Rate Locks are to be written and signed agreements by our borrowers from what I gather on this unclear rate lock topic.
Most lenders will allow you to lock in a rate. This means that you have a binding commitment from your mortgage lender that for a fixed period of time (usually 30 days or 60 days from the time of application), you are going to obtain the rate that was locked in by the lender.
If interest rates happen to go up during the period when your rate is locked, you get to keep your lower rate. On the other hand, if you lock your rate and interest rates fall, you cant take advantage of the lower rate on a refinance unless your rate lock includes a float-down option.
What is a Rate Lock Agreement? A rate lock agreement is a legla document between a lender and borrower that locks in an interest rate for a certain amount of time. The idea behind the lock is to ensure that both parties agree on the interest rates, as well as the terms of repayment before agreeing to any loans.
When you lock your interest rate, youre protected from rate increases due to market conditions. If rates go down prior to your loan closing and you want to take advantage of a lower rate, you may be able to pay a fee and relock at the lower interest rate.
Your mortgage rate lock is a commitment between you and your lender. As long as your home loan closes by the rates expiration date, your lender cannot change your rate even if current rates suddenly skyrocket. This provides great peace of mind for borrowers.
A lock-in or rate lock on a mortgage loan means that your interest rate wont change between the offer and closing, as long as you close within the specified time frame and there are no changes to your application.
To lock a mortgage rate, you need to submit a loan application, because the lender will require all the pertinent information about your credit score, debt-to-income ratio and other factors needed to determine the rate you qualify for.
Call or contact your mortgage lender and ask them about a rate lock. They will likely want you to provide a time frame for the lock, but will often allow you to lock your rate for a period. They will provide additional details to you, including any fees associated with this process.
