In Kentucky, a landlord cannot legally evict a tenant without cause. Legal grounds to evict include not paying rent on time, staying after the lease ends, violating lease terms or not upholding responsibilities under Kentucky law. Even so, proper notice must first be given before ending the tenancy.
The typical Ohio eviction process takes about five weeks. The eviction process starts with the posting of a three day notice. In certain cases, a longer notice is necessary but generally a three day notice covers most of the eviction issues that a landlord can encounter.
Move out process from the rental unit Kentucky laws dictate that the tenants have to move out within 7 days after the Writ of Restitution is issued. Only the sheriff or the appropriate authorities are allowed to remove the tenant by force. Even if the landlord wins the case, they cannot engage in a self-help eviction.
The landlord must first give the tenant a 30 day written eviction notice. The cities of Bromley, Covington, Ludlow and Taylor Mill have adopted the Uniform Residential Landlord and Tenant Act (KRS 383.500) to allow for 7 day eviction notices.
This notice must include the date by which they must leave. How much notice a landlord needs to give a tenant will vary depending on the individual circumstances of the tenancy agreement but, generally speaking, it is at least 4 weeks. There are however different types of tenancies and these have their own rules.
Credit reporting agencies will discover the eviction filing and note it on your credit record as well. It may remain on your credit report for up to eight years.
