hey everyone its sherry roberts again and we are here doing an addendum to contract so this is when you lets say for an example do the inspection and everyones favorite go-to now is the electrical panel needs to be replaced which is no fun and lets say theres fascia board rot somewhere and um we never we try not to ask the seller to make repairs we dont know what kind of repairs youre going to make then you have to have receipts and its a whole thing so what i like to do is ask the seller we usually add up the costs of the repairs and just have the seller credit the buyer towards your closing cost of closing so if a buyers closing costs are 10 000 that means they only have to come to the table with 7 000 which is pretty awesome and it keeps more money in the buyers pockets so what were going to do now is were going to do an addendum to contract and in order to do that we have to add forms and then were going to type in addendum to contract so there it is right there now the

As a result, the parties can discuss and revise alterations before they become legally binding. An addendum is regarded as a part of the legal and binding document once it is attached. You must include the addendum if any changes are made and approved, or else they will remain invalid.
Addenda are forms used for many issues and changes, but they can also be used as counter offers.
Any Party may terminate this Addendum, in ance with the provisions of Section 6. A termination of the Addendum will not impact or interfere with the continuation of the Agreement, but termination of the Agreement will terminate the Addendum unless the Parties agree otherwise in advance in writing.
Step 1 Receive the Offer. Most commonly, the seller will be making a counter to the buyers offer. Step 2 Write the Counter-Offer. The seller will make the counter-offer and include terms they would like to include. Step 3 Wait for Acceptance.
The counteroffer addendum is used to change specific provisions in a purchase agreement offer.
A contract addendum is a post-contract attachment that modifies, alters, or totally changes some of the terms of a previously established contract. Typically, this adds something new to a preexisting document. Once all parties named in a contract agree to an addendum, it becomes a part of the new contract.
While laws vary by state, in general, up until that contract is signed by both partieseven after counteroffers have been sent outall new offers can be considered and accepted. Once both parties have signed it, however, the seller is pretty much locked into the deal.
A counteroffer functions as both a rejection of an offer to enter into a contract, as well as a new offer that materially changes the terms of the original offer. Because a counteroffer serves as a rejection, it completely voids the original offer. Thus, the original offer can no longer be accepted.
