A tenancy agreement can normally only be changed if both you and your landlord agree. If you both agree, the change should be recorded in writing, either by drawing up a new written document setting out the terms of the tenancy or by amending the existing written tenancy agreement.
You can try and negotiate with your landlord to end the tenancy before it begins. Your landlord may consider agreeing to end the tenancy if you have a good reason.
Of course, a tenancy agreement can only be cancelled before it begins if both landlord and tenant agree to it. Once youve signed on the dotted line, its not always possible to backtrack. But again, as long as both parties agree, its possible to negotiate an agreement to terminate the contract before it begins.
This is called the Right to Unwind and can be exercised by informing the landlord or agent that you wish to reject the contract within 90 days of it starting - ideally in writing. If the landlord does not agree, you may have to apply to the court to have this ruled on.

Tip. Giving your landlord notice of your intent to vacate a rental is binding and cant be unilaterally rescinded if you have a change of heart or circumstances. You cant end a tenancy agreement before the fixed term ends unless either of the following apply: you have a break clause in your tenancy agreement that lets you give notice to end the agreement early, or your landlord agrees to you leaving the tenancy (known as surrendering).

You can only end your fixed term tenancy early if your agreement says you can or by getting your landlord to agree to end your tenancy. If your agreement says you can end your fixed term tenancy early, this means you have a break clause. Your tenancy agreement will tell you when the break clause can apply.
