You can only leave early if: theres a term in your agreement, known as a break clause, which allows you to end the agreement early. your landlord agrees to end the agreement early - its a good idea to ask your landlord to confirm this in writing.
A lodger can end the lodger agreement by giving their landlord notice of their intention to leave. They cannot do this during the fixed term of the agreement unless there is a break clause. If the lodger leaves before the end of the fixed term, they will still be liable to pay the rent for the whole term.
The standard notice period you need to give (for lodgers) is not less than 28 days, ending at the end of a rental period. So, if their agreement is monthly and runs from the 12th of the month to the 11th, the notice should ask them to leave on the next 11th day in the month after 28 days.
You should say something like: I am giving 1 months notice to end my tenancy, as required by law. I will be leaving the property on (date xx). I would like you to be at the property on the day I move out to check the premises and for me to return the keys.
As long as your fixed-term agreement has come to an end, or youve been given notice to leave on your periodic agreement, your landlord can evict you peaceably. For example, they can change the locks while you are out.
The landlord can also make an emergency application to the court for an interim possession order. If 24 hours after the order is served the lodger has not left the property, the police may access the property and remove the lodger.
