You can end the lease by giving your landlord a months notice. However, the landlord can also end the lease by giving you a months notice. If this happens unexpectedly, you may need to find a new home quickly. The lease can end at any time, so long as the party who wants to end the lease gives a months notice.

A new state law says landlords must have a good or legal reason for not renewing a rental agreement, ending (terminating) a tenancy, or evicting a tenant.
A month-to-month tenancy may be terminated by either the landlord or the tenant simply by giving written notice from one side to the other. Unless the rental agreement or lease provides for a different time period, the notice to terminate must be given to the landlord at least 30 days before the tenant moves out.
