When landlords get new tenants, they usually ask them to sign a minimum of 12 months lease. This is meant to provide them with some peace of mind knowing that the premise will be occupied for the following year. However, Ontario tenants can break the leases with relative ease even though it is considered binding.
You can only end your fixed term tenancy early if your agreement says you can or by getting your landlord to agree to end your tenancy. If your agreement says you can end your fixed term tenancy early, this means you have a break clause. Your tenancy agreement will tell you when the break clause can apply.
The current law states that the minimum length of an AST (assured shorthold tenancy) is six months. This isnt to say that you cant agree on it for longer. A typical AST would sit at either six or twelve months.
In Ontario, landlords are only allowed to request an upfront deposit for rent and keys. It is illegal for landlords to charge a damage deposit or a pet deposit. It is also illegal for landlords to require that you provide post-dated cheques.
Ending the fixed-term tenancy early will break the agreement or break the lease. In this case, the tenant may owe the landlord money. For example, if a tenant has a one-year lease and moves out after two months, their landlord can apply for 10 months rent as compensation.
If the tenant wants to move out when the fixed term ends, the tenant must serve written notice to end the tenancy so its received: At least one month before the effective date of the notice. Before the day rent is due.

The Residential Tenancies Act (RTA) section 23 speaks to the landlords right to enter the residential premises and what requirements the landlord must meet. A landlord may enter the tenants home at any time with the tenants consent. Consent can be verbal or written.
