Oftentimes you will have friends and family help you out in making modifications or repairs to your property. but there are certain situations where you need a contractor or a handyman or a subcontractor with you as a contractor. Somebody to help you build a fence. dig a pool, re-landscape the yard. paint the house. add new gutters, redo the roof, redo the driveway, redo the walk, remodel entire bathrooms, remodel the kitchen add a finished basement. All of those types of things you should have an agreement with the party whos doing the work with a start and end time, and a cost. You should also have written change orders if you have a written contract so that you can keep track and things dont get out of hand. The reason that Im telling you this is because if these people are not paid what they claim theyre owed

Under California law, a contractor must file a lawsuit to foreclose on a mechanics lien within ninety (90) days after it was recorded. When a contractor does not timely file a foreclosure lawsuit, the lien becomes null and void.
A mechanics lien is a hold against your property, filed by an unpaid contractor, subcontractor, laborer, or material supplier, and is recorded with the county recorders office. If unpaid, it allows a foreclosure action, forcing the sale of the property in lieu of compensation.
What date is used to establish lien priority for a mechanics lien? The date of contracting between the mechanic and the lienee. A mechanics liens priority dates from the point in time when the work commenced or ended, rather than from when it was recorded.
Every mechanics lien in California must contain the owners name, a general description of the property and location, the name of the hiring party, a description of the work performed and the amount of money owed.
