Free rent during a lease is called an abatement and is accounted for as no lease payment under ASC 842. Deferred rent is a liability (or an asset) that results from the difference between the actual payment to the lessor and the straight-line expense recorded on the lessees statements.
Free Rent means the period at inception of a tenants lease during which the tenant does not pay base rent and operating expenses, as provided for under the lease agreement.
A gross lease means that a tenant pays one lump sum for rent, and the landlord pays additional expenses, such as taxes, insurance and maintenance. A net lease, on the other hand, usually has a lower base rent because the tenant is responsible for most or all other expenses associated with running the business.
A rent abatement is an agreement between the landlord and the tenant that provides a period of free rent. During the abatement period, you are not required to pay rent to occupy your space. Often, the abatement period takes place over the first few months of the lease.
On average, a rent free period is usually between 1 to 3 months across the property sector, however, this depends on factors such as refurbishment costs, lease term and the rental figure itself. Some rent free periods can be as long as a year and others can be just a couple of weeks.
An expense stop is the maximum amount a landlord will spend on operating expenses. Any amount above the expensive stop becomes the tenants responsibility.
