And today I have with me Mr. Dan Chapman from Fairway Independent Mortgage, and were doing just a quick question-and-answer session on, we hear all the time, locking an interest rate. What does that mean? So Dan-- - Sure. - What does that mean? - When you lock your rate, youre locking in that rate for a specific period of time. And so, like I say, youre going to close your loan inside of 30 days, we would do a 30-day lock, and youre guaranteed no worse than that rate. - So youre locking in your interest rate for your mortgage? - Yep. - That youre going to be getting. - Yep, and youre guaranteed no worse than that rate. You can, actually, extend that lock, if you need to. So theres lock extensions. You can, actually, with the small possibility that your rate can improve, even though youve locked it in, but its no worse than that rate. - And so is there a cost to locking in a longe

If your interest rate is locked, your rate wont change between when you get the rate lock and closing, as long as you close within the specified time frame and there are no changes to your application. Rate locks are typically available for 30, 45, or 60 days, and sometimes longer.
You can back out of a mortgage rate lock, but there are consequences. Backing out of a rate lock means giving up the application youve put time and money into. Youll have to start your mortgage application over from the start, and youll likely have to re-pay fees like the credit check and home appraisal.
If your rate lock expires, you must relock it before closing. When relocking, the lender gives you the current market rate or the rate you locked initially, whichever is higher. For example, your initial rate of 6% expired, and rates have since increased to 7%, so your new rate after relocking is 7%.
You can choose to lock in your mortgage rate from the moment you select a mortgage, up to five days before closing. Locking in early can help you get what you were budgeting for from the start. As long as you close before your rate lock expires, any increase in rates wont affect you.

So, if you lock in a mortgage rate and the rate goes down, youll usually have to keep the higher interest rate you locked in. But its not impossible to get a lower rate. You could: Ask your lender about a float down option. Youll pay an additional cost at closing in return for getting lower current market rates.
The lock period will vary based on where you live, the loan type, the loan terms and the mortgage lender you choose. Most rate locks are typically available for 15 60 days. If the rate lock expires before your loan closes, you may have the option to pay a fee to extend the lock period.
Real estate transactions dont always close on time. If your rate lock expires before the keys are yours, dont panic just yet your mortgage lender might offer to extend the rate lock, either free or for a fee. That rate lock extension fee might not be your responsibility, either.
