A correction deed, also known as a deed of correction or corrective deed, is a tool authorized by state statute which allows the maker to correct a mistake on a prior deed that resulted in the failure of title to pass to the grantee, the person receiving the property. This tool can only be used to correct certain errors or mistakes such as a failure to properly execute the original deed or a typographical error on the legal description. It should not be used to correct mistakes that result in the actual transfer of title or ownership rights. For example, if the grantor intended to transfer his ownership in the property to two individuals but only indicated one grantee in the deed, a corrective deed would be inappropriate. Contrary to normal expectations, the Deed DOES NOT have to be recorded to be effective or to show delivery, and because of that, the Deed DOES NOT have to be signed in front of a Notary Public. However, if you plan to record it, then it does have to be docHubd as that is a County Recorder requirement.
A traditional deed simply transfers the ownership of a property from one party to another (in other words, the seller to the buyer.) Whoever legally holds the deed is the rightful owner of the property. A warranty deed, on the other hand, contains special assurances that the seller makes to the buyer.
A correction deed, also known as a confirmatory or corrective deed, is a legal document used to fix errors on a property title that is recorded. Property owners can use this special type of deed to amend common errors such as misspellings, incomplete names, and other missing information.

A North Carolina deed must be recordedor registeredto include the deed within the official land records. An unrecorded deed is not binding on third parties, and a deed transferring property as a gift is void if not recorded within two years after signing.
A deed seeking to convey an interest in land is void unless it contains a description of the land sufficient to identify it or refers to something extrinsic by which land may be identified with certainty. Overton v. Boyce, 289 N.C. 291, 293, 221 S.E.2d 347, 348 (1976).
