A correction deed, also known as a deed of correction or corrective deed, is a tool authorized by state statute which allows the maker to correct a mistake on a prior deed that resulted in the failure of title to pass to the grantee, the person receiving the property. This tool can only be used to correct certain errors or mistakes such as a failure to properly execute the original deed or a typographical error on the legal description. It should not be used to correct mistakes that result in the actual transfer of title or ownership rights. For example, if the grantor intended to transfer his ownership in the property to two individuals but only indicated one grantee in the deed, a corrective deed would be inappropriate. The grantee who
