The rental agreement must be printed on a Non-Judicial Stamp Paper with a value of Rs. 100/- or more. The rental agreement is usually signed on payment of deposit for the rental property between the lessor and the lessee.
If the lease states how long the tenancy will last (usually six months or a year), the agreement is a definite term lease. This type of lease is usually in writing. (If the lease is for more than a year or will end more than a year after it is formed, it must be in writing.)

If the agreement is not being stamped within the 30 days period, the penalty is: RM 25.00 or 5% of the deficient duty, whichever is the greater, if stamped within 3 months after the time for stamping.
Landlords typically keeps the original copy of the rent agreement, but you should always keep a copy of the same.
