Landlords in Scotland should note a significant legal change effective December 1, 2017. All new tenancies will now continue until a tenant opts to leave or a landlord invokes one of 18 specified eviction grounds. This change enhances security and stability for tenants, while offering new protections for landlords, lenders, and investors. Disputes related to tenancies will be resolved by the housing and property chamber of the first tier tribunal. Existing rental agreements remain unaffected until they end, and all landlords must register with their local council, as failure to do so is a criminal offence. The Scottish Government has developed a model tenancy agreement with standardized terms, available for download on their website.
