Its objective is to designate to each party their respective shares and their portion of the property owned in common.
As joint tenants (sometimes called beneficial joint tenants): you have equal rights to the whole property. the property automatically goes to the other owners if you die. you cannot pass on your ownership of the property in your will.
A deed of trust is a legal document which records the shares of the joint owners. For tenants in common, if one owner dies, then that owners share of the property will not automatically pass to the other owner. You can decide who gets your share of the property in your will.
