7-Day Notice to Quit (Non-Compliance) If a tenant fails to comply with the terms of the lease, aside from not paying rent, Maine landlords may issue them with a 7-Day Notice to Quit. This gives them 1 week to correct the issue or leave the property unless the lease contract specifies a longer time period.

A quit notice is a legal document drafted by a landlord issued on the tenant conveying the landlords intention to take back possession of his/her property. It is a letter issued to a tenant by the landlord stating the specific date the tenant is expected to evict the premises and give up possession of the property.
In Maine, the landlord can evict the tenant for violating lease terms. The landlord must provide a written notice called a 7-Day Notice to Quit, which gives the tenant seven days to move out of the rental unit.
A Maine 7-Day Notice to Quit (Non-Payment) is a type of form used by landlords when a tenant fails to pay rent within 7 days after the due date. Upon 7 days after the due date, a landlord can serve a 7-day notice to quit, which gives the tenant another 7 days (14 days total) to pay rent in-full or be evicted.
Your landlord must give you either a 30-day or 7-day written notice to leave, or they can combine both of these into one notice. Any notice must advise you of your right to contest the eviction in court. This is called a Notice to Quit.
