The usual notice is that of 30 or 60 days. The notice will vary based on which part of the lease your tenant bdocHubed. For example: Did they fail to pay rent?
It takes about 14 to 90 days from the issuance of the Notice to Vacate, depending on the reason for eviction and the lease agreement.
What is a leasehold merger? A leasehold merger can occur where a tenant acquires the landlords interest in the property (known as the reversion) and both interests are held in the same capacity. On merger the lease is absorbed by the reversionary estate and terminated.
Section 25 notice (landlord terminating the commercial lease agreement) You can give your tenant notice that you plan to end their tenancy with a Section 25 notice (sometimes called an S25 notice). This confirms: the end date for your existing lease.
Ending a joint periodic tenancy You can give a notice to end the tenancy. You do not need permission from the other tenants. When the notice ends, the tenancy and the right to live in the property will end for all joint tenants. Any tenants who want to stay on at the property need to agree this with the landlord.
Usually, the tenant can only leave at the end of a period (before the next payment of rent is due), but must give at least the amount of notice required in the lease (3 months if not contracted out).
You must give the tenant a minimum of three (3) days notice before eviction for non-payment of rent. Other contract violations require a minimum notice period of fifteen (15) days.
