hi this is Dave at titles search.com yeah you read the title right um more than four out of five properties do not have a clear title under the definition that you may be looking at first of all you know if the property has a mortgage on it um thatamp;#39;s obviously not going to be a clear title but thatamp;#39;s usually not what is being looked at by a potential client uh youamp;#39;re going to be looking at are there leans are there judgments uh that type of thing when weamp;#39;re running title weamp;#39;re finding it on our uh search history of hundreds of thousands of searches and over millions of documents that weamp;#39;ve seen there are title defects or not clear title on at least 80% of properties that weamp;#39;ve looked at uh this could be a break in the ownership chain uh some type of incorrect DED transfer in the chain of title there may be claims against that property uh from a prior owner or even third party claims uh so youamp;#39;re saying what if the property
