[Music] hi everyone im beta delesi and in this video were going to talk about should a landlord raise rent each year many times we get phone calls from landlords saying the rent is below market value and thats why i want to evict the tenant or the reason why i didnt increase the rent was because i felt sorry for them or the tenant was a single mother or they were sick or i was just trying to be a good person a landlord should definitely take advantage and increase the rent once a year because they do have the opportunity to do so however its only once a year if a landlord does not increase the rent lets say for example for the past five years they cant retroactively increase the rent to catch up to play catch-up a landlord must run their rental properties like a business and just like how we have inflation the landlord has the opportunity to increase the rent once a year so that they can catch up and some of that increase can help offset expenses if youre a landlord and you own

Tenants Rights Under Texas landlord tenant law, residents in Texas have the right to peaceful enjoyment of their homes. This means that a landlord cannot disturb a tenants right to rent and live in peace and quiet or otherwise evict a tenant without cause.
There is not a statewide law that places limits on how much a landlord can increase the rent when a lease is renewed. In fact, Texas law only allows cities to establish local rent control ordinances in certain cases. A state of disaster has to have been declared and the city must find that a housing emergency exists.
Texas is unique in that landlords do not need to provide notice before raising the rent. However, it is typical in the state to give at least 30 days before increasing the rental rate on month-to-month or yearly leases.
Here is an example of a letter to respond to a rent increase: Dear [Landlords Name], I am writing this letter to confirm my agreement of the rent increase from [current rent amount] to [new rent amount] as of [date of rent increase]. I understand the need for this increase and agree to pay the new amount.
Be sure your letter contains all of the following: The date of the notice. Name and address of the property manager or landlord. Name and address of the tenant. Last day of the current lease. Amount of the increase. Date the increase goes into effect. Timeframe for tenant to accept increase or reject lease renewal.
If operating a fixed-term lease, then you need to wait until the lease has expired to hike it. And, if operating a month-to-month lease, then all youll need to do is notify your tenant at least a month (30 days) prior. The notice must be provided to your tenant in writing.
What to include in a rent increase letter Date of the rent increase letter. Name and information of the tenant and landlord. Property address and unit number (if applicable). Reference to the expiration date of the existing lease. Current rent amount. Amount of rent increase. Date the rent increase will go into effect.
