The main difference is that a bridge loan is short term, while a conventional loan is long term. Bridge loans are typically repaid within 12 months. Most conventional loans have repayment terms of 10 to 30 years.

What is bridge financing? Bridge financing, also called a bridge loan, is a way to help bridge the gap between closing on your current house and your new place because it allows you to carry the mortgage on two properties for a specified amount of time, typically a maximum of 90 days.
Bridge loans are secured by your current home as collateral, just like mortgages, home equity loans and HELOCs. Bridge loans arent a substitute for a mortgage, however. Bridge loans are short-term, designed to be repaid within six months to three years.

This gives a Borrower the right to replace a single Lender in a Syndicate with a new Lender under certain circumstances. Examples of such circumstances include a Lenders failure to fund a loan or providing a dissenting vote on an amendment where the majority of the Lenders have approved.
Cleanup clauses ensure borrowers arent too reliant on credit or seasonal or working capital loans for improper purposes such as financing long-term acquisitions. There are consequences for borrowers who cant fulfill requirements under a cleanup clause.
