[Music] lets talk about fees and leases so in ohio property managers and landlords actually have a good bit of freedom in how they construct their lease and what types of fees they can charge residents per that lease and of course you know this isnt a very popular topic with residents you know who wants to pay extra fees and in fact as a landlord or property manager we dont really want to charge our residents fees either but what we find is fees can be a useful tool for two purposes two sort of valid purposes i would say one is to dissuade certain types of behavior right so theres theres activities that you dont want your residents doing on a property that you manage and these would be things like playing loud music all night letting their dog you know leave dog waste all over the yard creating a disturbance by smoking in the unit or harassing the neighbors or something like that so you can actually call out these types of behaviors in the lease and assign a fee to those behavior

A lease agreement is a legally binding contract outlining the terms under which one party agrees to rent property, whether real or personal, from another party. This agreement includes important details such as the rent amount, duration, responsibilities of both parties, and conditions for terminating the agreement.
The landlord must hand a written copy of the notice to the tenant in person, or leave the notice at the tenants residence. In most other cases, except those dealing with drugs, the landlord must give the tenant 30 days notice of termination, prior to giving the 3 day notice.
If you have a month-to-month lease, your landlord usually has to give you notice at least 30 days before the date they want the lease to end. For example, if your landlord wants your lease to end on Oct. 31, they must give you notice by Oct. 1.

As long as the tenant does not violate any rules, they can stay until their rental period ends. But if they stay in the property even a day after their lease/rental agreement ends and have not arranged for renewal, landlords can issue either a 7-Day Notice to Quit or a 30-Day Notice to Quit.
(A) Except as provided in division (C) of this section, the landlord or the tenant may terminate or fail to renew a week-to-week tenancy by notice given the other at least seven days prior to the termination date specified in the notice.
