In Western Australia, rent for periodic tenancies can be increased every 6 months with a 60-day notice. For fixed-term agreements, rent cannot be increased unless it is written into the agreement. There is no cap on how much rent can be increased in Western Australia.
Starting June 2022, a landlord may give you the option to not pay a security deposit, but instead pay a monthly fee on top of the rent. It is called a monthly deposit waiver fee. You can read the new law at RCW 59.18. 670.
Landlords cannot raise rent more than 10% total or 5% plus the percentage change in the cost of living whichever is lower over a 12-month period. If the tenants of a unit move out and new tenants move in, the landlord may establish the initial rent to charge. (Civ. Code 1947.12.)

At the time a rental home turns over to a new tenant, the cap would not apply. The bill would also restrict late fees to 1.5% of a tenants total monthly rent.
There is no rent control in Washington State. A landlord can raise the rent as much as they want in most situations. However, if you miss a rent payment, you have the right to a payment plan. In some counties, the landlord must also offer you a chance for mediation.
In Washington State, landlords can raise rent after giving proper notice to the tenant, typically a minimum of 20-60 days depending on the length of the tenancy. There are no restrictions on the amount of rent a landlord can raise, but it cannot be done in a discriminatory manner or as retaliation against a tenant.
