What is a Change Order? A change order is simply a written agreement to any changes to the scope of work and details how those changes will impact the schedule and the cost. Unfortunately, changes can impact the profit and risk of the project.
Both ASIs and CCDs are tools to revise the scope of a construction project, but construction change directives differ from ASIs pretty substantially. Unlike a change order, which requires an agreement between the project owner and the contractor, a CCD is used when no agreement can be docHubed.
Net Change by previously authorized Change Orders: This is the total value of all previous change orders on the project. Since some change orders are deductive, this number could be negative.
Keep in mind that unpaid contractors can file mechanics liens if they are not paid right away. A contract between a contractor and a construction company should state (1) how much the company will pay the contractor for each part of the work, (2) who will pay for the materials, and (3) when payment will be made.
Once the owner and contractor have agreed on scope, price, and schedule, a formal, written change order is prepared and signed by all parties. Then, the contractor proceeds to perform the changed work.
The CHANGE ORDER JUSTIFICATION is to be prepared by the design professional, who has evaluated the fairness and reasonableness of the proposed cost of the change(s) and recommends that the proposed Change Order be executed. The fully executed Form CHANGE ORDER JUSTIFICATION must accompany the proposed Change Order.
