No guarantees to the new owner: A quitclaim deed doesnt come with any guarantees from the grantor. There are no assurances that the property is clear of liens and encumbrances, and the onus will be on the grantee to complete a title search if they want one.
Transfer on Death Deed Upon sale of the property, the TODD is automatically revoked. It may also be revoked by filing a revocation in the county records.
There are several types of deeds people use to transfer property in Texas. While all of these deeds are valid in Texas, this doesnt mean real estate attorneys favor them. In fact, while quitclaim deeds are valid, theyre not often used in Texas because theyre barely considered deeds at all.
