The new tenant (or subtenant) becomes a tenant under the Residential Tenancies Act, so a landlord has the authority to evict the subtenant for the reasons listed in the Act. The original tenant may also be able to evict the subtenant if he or she has assumed the role of landlord for the subtenant.
A sublease is a legally binding contract made between a tenant and a new tenant (also known as a subtenant or a sublessee). The sublease gives the subtenant the right to share or to take over the rented premises from the original tenant.
One year is most typical. If you break the lease, youre breaking a contract, and the landlord can hold you responsible for paying the rent until the end of your lease term. For example, if you pay $1,800 a month and want to break your lease for the last four months, you could end up on the hook for $7,200.
