You usually pay your deposit when you start your tenancy.
Most private landlords ask you to pay at least a months rent in advance. Your landlord will usually ask for a tenancy deposit too.
Youre a tenant, which means you signed the lease and are equally responsible as anyone else who signed for rent payments, damages, etc. Youre listed as an other occupant on the lease, which means you have the landlords permission to live there but are not financially responsible for any rent payments.
Your tenancy agreement might say you cannot share possession of the property, but this does not mean that family or friends cannot live in your home. Sharing possession means doing something like subletting a room to someone else. This is different from just having someone move in with you.
As a deposit is usually a docHub amount of money, tenants need to be aware of when to pay their tenancy deposit. You should only pay your deposit after you have read and understood the terms of the tenancy agreement and it has been signed. Your landlord should not ask you to do so before.
dont pay balance of deposit and first month rent till the landlord has given you a signed tenancy agreement. Taking a deposit and first months rent before the contract has been signed deems it a holding deposit of more than 1 weeks rent and is not legal in the UK.
If you decide not to go ahead with the tenancy, then the letting agency or landlord can keep some of all of the holding deposit. Depending on the reasons for your decision, however, you may be able to get some or all of the deposit back.
Heres a list of common fields that should be covered in your lease agreement: Basic information about all tenants. Include the full name and contact information of each tenant. Description of rental property. Security deposit. Monthly rent amount. Utilities. Lease term. Policies. Late fees.
