Ontario is a rent-controlled province for the most part, with a few exceptions. This means that a landlord can only increase your rent by a limited amount each year. Newer buildings are not rent controlled and landlords do not need to follow the same guidelines.
Non-Refundable Pet Deposit: In Alberta, the Residential Tenancy Act prohibits you from charging a refundable pet deposit on top of your tenants security deposit. However, you can charge a non-refundable pet fee to cover any potential damages after the tenant moves out.
There is no fee for rental applications in Ontario. A landlord asking for an application fee has no legal grounds to do so. It could be a sign that theyre not following the rules of the Residential Tenancy Act.
