Regardless of who initiates a potential change, the first step is for the project owner and contractor to discuss what the change is, why its being requested and how it will impact the projects cost and timeline.
Contractors can add a charge for change orders within the contract to help deter owners from making constant changes. Generally, a construction change order markup of 10% of the net direct cost is considered an acceptable and reasonable charge for change orders.
The contractor prepares a change order proposal quoting a price for the extra work. Once the owner and contractor have agreed on scope, price, and schedule, a formal, written change order is prepared and signed by all parties. Then, the contractor proceeds to perform the changed work.
How do you write a change order in construction? Project name and address. Contract information including contract number and contract start date. Project owner name and address. Architect name and address. Information including change order number and date of the change order. Contractor name and address.
Change orders typically consist of three parts: the project information, the changes to the contract, and the change in cost and time for performance. Project information includes the project name and the owners and contractors information.
Change Order Process Review the Contract and Identify the Reason for the Change Order. Create a Change Order Request. docHub an Agreement About the Change Order Proposal. Get Approval On the Change Order and Adjust the Contract. Use a Change Order Log to Keep Track of Change Orders.
Always put a contract amendment in writing and make sure both parties sign and date it. Reference the title of the contract, if applicable; its original parties; and original signing date, so that it is clear what document you are amending. Attach the amendment to the original contract.
A Change Order Request is a proposal issued by the contractor either as a self-initiated claim, or in response to a proposal request, RFI or ASI if, in the Contractors opinion, the RFI or ASI modifies the scope of the Contract.
