Why do contractors require a deposit? Deposits for contractors are critical because they essentially allow your project to begin! Your general contractor needs to secure a crew and begin ordering materials right away. They may also need to rent equipment.
Contractors can add a charge for change orders within the contract to help deter owners from making constant changes. Generally, a construction change order markup of 10% of the net direct cost is considered an acceptable and reasonable charge for change orders.
Once work begins, the contractor must stick to the quote that they gave you. If they need to make changes in the work and/or price, contractors need to put this in writing and communicate it to you. Only after you accept the changes may they legally proceed.
When should you request it? The best time to propose a rate increase is when your contract is up for renewal. This is when the client is likely to be most open to negotiation.

As a general rule, if the owner hired whoever drafted the construction plans, or if whoever drafted the faulty plans is an employee or agent of the owner, it is the owner who will be liable for defective plans.
When a contractor asks for more money, it is often because they need to be paid on it now in order to keep the project moving forward. This is because the contractor has planned out the project and the draw schedule so that they are doing the project with your money, not their own.
A quote is an offer to do a job for an exact price. If you accept the quote then the contractor cant charge you more than the agreed price. It is best to get the quote in writing in case there are any problems later. Decide exactly what you want done, when you need it done by, and get a written quote or estimate.
