A landlord may enter a rental unit to inspect for maintenance problems, make repairs, do work or replace something. The landlord must give the tenant written notice at least 24 hours before the landlord plans to enter.
Is a move inspection required in Ontario? By law, move-in and move-out inspections are not required in Ontario. Landlords should still perform inspections regularly to keep a record of the condition of their unit and avoid disputes later on.
A tenant has the right to deny entry to the landlord if the landlord has not met the requirements under the RTA relating to entry. A tenant does not have the right to deny entry simply because the time of entry is not convenient to the tenant.
In Ontario, landlords are only allowed to request an upfront deposit for rent and keys. It is illegal for landlords to charge a damage deposit or a pet deposit. It is also illegal for landlords to require that you provide post-dated cheques.
There is no standard form inspection report in Alberta. The only requirement is that the inspection report include wording from the Residential Tenancies Ministerial Regulation. The landlord and tenant could choose to make their own form.
Can my landlord take pictures of my apartment and its contents? Yes, however the landlord must identify the purpose behind taking the pictures either before or at the time of taking the pictures. This is because taking pictures of your rental unit is a collection of your personal information.
