A variation is any type of deviation from an agreed upon, well-defined scope or schedule of works. A change order is the formal document that is used to modify the agreed contractual agreement and becomes part of the projects documents (Fisk 1997; O'Brien 1998).
Change orders are original contract amendments that come up often, with an estimated 35% of projects requiring at least one. A change order represents a mutual agreement to change the work, schedule, price, or other term of the contract.
A "changes in the work" clause is an essential part of any construction contract and allows the parties to agree in advance to a process for making changes to the work and pricing those changes. All major standard form agreements address changes in the work, usually as part of the general conditions.

Work Change means any change order, any other amendment or modification to any contract or subcontract and any revision, addendum, modification to or amendment of the Plans for the Improvements, including minor departures from the Plans for the Improvements pursuant to field orders.
Definition. Change control is the process through which all requests to change the approved baseline of a project, programme or portfolio are captured, evaluated and then approved, rejected or deferred.
JCT Design and Build Contract—Valuation of Changes The value of a Change (whether a Change required by an Employer's instruction, or work which is to be treated as a Change under the contract) is such amount as is agreed by the Employer and the Contractor (clause 5.2).
At a minimum, all change order forms should identify the following: The name and address of the project. The owner's name. The name and phone number of the person requesting the change. A complete description of the planned work. The price of the change (including a breakdown of the costs as well as the total)
Start the conversation. Regardless of who initiates a potential change, the first step is for the project owner and contractor to discuss what the change is, why it's being requested and how it will impact the project's cost and timeline.
The goals of a change control procedure usually include minimal disruption to services, reduction in back-out activities, and cost-effective utilization of resources involved in implementing change.
