And the first one has to do with month-to-month lease terms. In Colorado you dont want a month-to-month lease term coming up for auto renewal in your lease. Colorado state law says that if a lease agreement expires and nothing happens, it just automatically rolls month to month, which is fine. Except in Colorado, it gets cold in the winter time and people dont like to move. So that means if they do leave your property, or you have a vacancy, its gonna cost you more time and turnover.
