Judgement. After the hearing, the Magisterial District Judge will either make a decision that day or within three (3) days. The Judge will issue a written Notice of Judgment. If the judgment is in your favor, the landlord will be required to do what the Judge orderedsuch as not evicting you from the rental unit.
Generally, an eviction report will remain part of your rental history for seven years. If you are in the process of applying for a lease, ask the landlord or leasing company to tell you the name of the tenant screening company they use. Contact the company in advance to find out whether the eviction is still appearing.
How much notice does a landlord have to give a tenant to move out in Pennsylvania? In the state of Pennsylvania, for a lease that is one year or less in length, a landlord can give a tenant 15-day notice to leave. For leases over one year, landlords can give a 30-day notice to leave from the date the lease ends.
Your landlord must send you a 14-Day Notice to Quit if terminating your tenancy for non-payment of rent (M.G.L. c. 186, 12). If it is being terminated for any other reason, you must be given written notice 30 days, or one full rental period in advance, whichever is longer.
If you do not leave at the end of the notice period, your landlord must apply to the court for a possession order. If the court gives them a possession order and you still do not leave, they must apply for a warrant for possession - this means bailiffs can evict you from the property.

In most cases your landlord additionally has to obtain a possession order from the courts, and apply for a bailiff authorised by the court to evict you. If a possession order is granted, you can not be forced to leave your property before the bailiffs arrive.
Once the rent is paid, you can get the eviction off of your credit report by filing a release and satisfaction of judgment. If you were evicted because your landlord went through foreclosure, your eviction case must be sealed.
