You may decide to give more notice, but only 20 days is required under the law.
A minimum of 60 full days notice is required. In some circumstances the tenant/s may apply to the court for a 60 day extension of the period of notice (option 5).
You can, however, reject tenants based on their credit report, criminal history, references from other landlords, income, or any other reason thats not part of a protected class. When rejecting a tenant, its best to do so in a written format so that you have evidence as to why you rejected them.

The Florida Residential Landlord Tenant Act prevails over what the lease says. A tenant is entitled to the right of private, peaceful possession of the dwelling. Once rented, the dwelling is the tenants to lawfully use.
The landlord must serve the tenant a written notice allowing three days, excluding weekends and legal holidays, for the payment of the rent or vacating of the premises. If the tenant does not pay the rent or vacate, the landlord may begin legal action to evict.
To deny a tenant application, you need to let the prospective tenant know that you will not be selecting their application by sending them an adverse action letter. This letter informs the tenant why they are being denied, and if there is any way that their application can be reconsidered.
Saying no to a tenant application must be done carefully. Property owners should always decline an application in writing, politely. The denial should thank the applicant for their interest, and express regret that the application cannot be accepted. The letter should specify the reason the applicant is being denied.
Your landlord only needs to give reasonable notice to quit. Usually this means the length of the rental payment period so if you pay rent monthly, youll get one months notice.
Remember that in Florida, if you live in a private dwelling, under an oral lease or a written lease without a specific duration, your landlord can terminate your tenancy for any reason, using the above required notices, as long as it is not discrimination or retaliatory eviction.
