Regulations. The Provincial Building Code Regulations require a Building Permit for all sheds and garages that are over 20 square metres (215 square feet) in size. In zoned areas the Municipal Land Use Bylaw requires a Development Permit if the shed or garage is over 9.3 square metres (100 square feet) in size.
Therefore, a permit is required for all structural and non-structural work that is valued at more than $5,000. Permits are needed for Garages, Pools, Decks, Conversions or Change of Use of buildings.
You need a building permit to: construct a new building or accessory structure greater than 10 square metres in area. renovate, repair or add to a building. make any structural alterations to a building. demolish or remove all or a portion of a building.
For a residential property, a permit will cost a minimum of $174. Permits for non-residential properties will cost a minimum of $292. You will need to pay a $20 administrative fee when you submit your request online. This non-refundable deposit will be credited towards the total cost of your permit.
You must obtain a building permit before you: construct any new building over ten square meters in area or place another structure, such as a mobile home, on your property. make renovations or repairs or add to a building.
Is a building permit required? The Ontario Building Code was recently changed to allow for sheds up to 160 square feet to be built WITHOUT a building permit. Any structure larger than 160 square feet requires a building permit. For structures over 160 square feet, we will handle the permit process for you.

You could face a fine, or the municipality may force you to remove walls, ceilings, cabinets and other finishes so that an inspector can determine if the work complies with the building requirements. In the worst case, theyll have the renovation removed entirely.
