- The A201 General Conditions document is in my opinion, one of the most important if not the most important construction contracts that you are likely to encounter on a United States design or construction project. And while I dont have any empirical data to back this up its my strong belief that it is probably the most frequently used contract document. And its because of the role that it plays in projects where the owner separately hires the architect in one contract and the contractor in another contract. The General Conditions document is the document that sort of explains how the three parties, the owner, the architect, and the contractor are going to play nicely together in the sandbox. The Owner-Architect Agreement is going to have the business terms of the business deal, how much the architect is going to be paid, what theyre going to do. And the same thing is true with the Owner-Contractor Agreement. The Owner-Contractor Agreement is going to have the business terms in i

B101 sets forth the architects services during five phases: schematic design, design development, construction documents, bidding/negotiation, and construction contract administration. B101 returns to the concept of basic and additional services and explicitly sets forth basic services in Article 3.
OAA 900-2021 is the latest form agreement to be used between an OAA member and a subconsultant. There are corresponding usage Guides with instructions for the contracts which, provide background information about how to fill in and use the contracts.
The principal difference between the two forms is that the OAA 600-2013 contains a standard checklist of basic and additional services at GC2. 1 and GC3. 1, whereas the OAA 601-2013 allows architects to append their own scope of services at GC13.
Document C4012017 is a standard form of agreement between the architect and the consultant providing services to the architect. Document C4012017 is suitable for use with all types of consultants, including consulting architects. This document may be used with a variety of compensation methods.
Document B1012017 is a one-part standard form of agreement between owner and architect for building design and construction contract administration. Services are divided into basic, supplemental and additional services.
The Architect agrees to cooperate and provide any information requested by the Owner in connection with the completion of the Project, including Architects work product, and consents to and authorizes the making of any reasonable changes to the design of the Project as the Owner and such other architect may desire.
The American Institute of Architects () creates over 200 contract templates used throughout the construction and architectural industries. These contracts are popular because they reflect the industry consensus on terms and procedures.
The OAA regulates individuals and legal entities involved in the practice of architecture in Ontario. Anyone who wants to practise architecture in the province and offer professional services to the public must first obtain a Certificate of Practice.
However, B103 differs from B101 in a couple of ways. One is that B103 assumes that the owner will retain third parties to provide cost estimates and project scheduling services during the design phases. B103 also anticipates that the owner may implement fast-track, phased, or accelerated construction scheduling.
The basic elements that should be addressed in an agreement between an owner and architect include (1) the owners objectives for the project, (2) the architects scope of services and a description of the drawings or other deliverables the architect is to furnish; (3) the fees to be paid for providing those services
