More importantly, pets impose costs on other renters; they can be dirty, they can be noisy, and they can even be dangerous. By prohibiting pets, landlords arent limiting the supply of housing.
The tenant is responsible and liable for any damage or injury caused by the pet, including but not limited to: damage caused to or in the rental property, and common areas. The tenant will obey the pet policy of the building (if any), condominium bylaws and rules on pets (if any).
Is a no pets clause allowed on a rental lease? The short answer is no, a no pets clause on an Ontario lease is void and cannot be enforced.
Some tenancy agreements include a no-pets clause, meaning pets cannot be in the rental unit. Landlords are not required to change this clause if a tenant wants to get a pet.
Some tenancy agreements include a no-pets clause a term that says the tenant cannot have pets. Getting a pet without permission may be grounds for a landlord to issue a notice to end the tenancy. Tenants must repair any damage caused by a pet before they move out.
It is illegal for a landlord to ask for a pet deposit in Ontario. However, the landlord can accept the deposit if a tenant offers and cannot exceed one months rent. Since service animals are not considered pets, any additional fees or requirements do not apply.
Tenants have rights during a tenancy, including their rights to dispute problems and their quiet enjoyment rights. Landlords cant physically remove tenants or lock them out of their rental units.
