Jim, a founding member of Carlson LLC, discusses mechanics liens in Illinois. He explains that mechanics liens are similar to mortgages and may secure construction debt through a qualifying contract, defined in Section One of the Mechanics Lien Act. Qualifying contracts involve improvements to real estate. Obvious improvements include structural and electrical work, but less apparent services like those from land surveyors, professional engineers, structural engineers, and architects—regardless of whether the project is completed—also qualify as improvements under the act.
