Unaffixed mobile homes are personal property. If one owner owns both the mobile home and the land, he/she will receive 2 tax bills (1 for the mobile home and 1 for the land).

STATUTES AND EXEMPTIONS A.R.S. 11-1133 and 11-1137(B) require all buyers and sellers of real property or their agents to complete and attest to this Affidavit. Failure to do so constitutes a class 2 misdemeanor and is punishable by law.

An Affidavit of Affixture is a document that is used to change the status of a manufactured home from personal property to real property. An Affidavit of Affixture form may be obtained from the County Assessors Office or a Title Company.
An affidavit of affixation allows the legal ownership interest in the manufactured home to be recorded in the register of deeds office in the county in which the real property and manufactured home is located.
The Affidavit of Affixation is to be used only when the owner of the manufactured home also owns the real estate to which the home is affixed. If the land is owned by someone other than the owner of the manufactured home, a certificate of title must be obtained regardless of whether the home is affixed to the land.
